· Customers are required to provide their own linens and toiletries.

· Upon receipt of payment in full, in the week prior to your arrival date entry codes will
· We reserve the right to refuse future reservations to any party(customer) that
during a previous stay has violated the rental terms, damaged the property, or left
property in a unclean condition that reflects neglect or abuse of the property.
· Registered service animals will only be allowed for registered legal reasons with supporting documentation (Emotional support is NOT a legal reason) and an additional cleaning fee of 350.00 will be charged. We would request that those with service animals opt to stay with another rental company that offers pet friendly accommodation out of courtesy to our customers that have severe allergies. Documentation of the legal service animal will be required to be provided to us at reservation request time.
- The owners(Steven and Gail Absher) will not be liable for any accidents that occur when the use of alcohol, prescription drugs, or any other drug or substance is a contributing factor in such accident.
- The owners(Steven and Gail Absher) will not be liable for any insect, plant, or pest exposure or bites that may occur, including bee strings, poison ivy, poison oak, bed bugs, spider bites, or any such event related to allergies or interaction with insect, plants, or pest inside or outside our properties.
- Many of our properties include stairs. Safety gates, handrails, and signage are present to ensure safety. Please restrict access based on individual age and abilities.
- Many of our properties have elevated decks, balconies, or porches, please exercise appropriate caution and restrict or supervise access based on age and abilities.
- Many of our properties have hot tubs with warning signage, please exercise appropriate caution and restrict or supervise access based on age and abilities, anyone under age 18 must be supervised.
- All of our properties do not offer a land line phone, all communications are the responsibility of the tenant via their own cell phone.
· Checks, Paypal, or Cash are accepted payment forms.
· Cleaning Fees are mandatory and charged per stay.
· Outside hot tub usage fee per stay 20.00. Must be requested at time of reservation.
· All reservations require a non-refundable deposit of a single nights stay.
· Deposits are due within 7 days of reservation request or reservation will be removed. Deposit amounts are at least the first nights rent, in the case of clients that have violated the 7 day payment policy in the past 1/2 of the total will be required as the deposit.
· Payment for the complete stay is due 14 days before the reserved arrival date.

· No Pets - If this rule is violated you will be asked to immediately vacate the
property and all rents will be forfeited.
· No Smoking inside of property.
· Always lock the door when leaving the unit for activities
· Check-in time 4:00 PM to allow for cleaning service.
· Check-out time 10:00 AM.
· All putt-putt equipment must be returned to cabin after each usage.
(9 putters, 20 balls). Any missing putters will result in a 15.00 replacement fee each.
· Putt-putt equipment only to be used in designated putt-putt course within resort.
· Outside Hot Tub available upon request(must be selected at time of reservation).
· Once at the unit additional nights may or may not be available, if available and you
choose to extend your stay the additional night(s) rental should be paid upon your
arriving back at home. All additional nights must be approved using the contact
information below to ensure no rental overlap.
